Deep-clean and re-oil programmes that restore hardwood floors to their natural finish, without sanding. Faster, less disruptive and significantly more cost-effective for the right floor.
Not every commercial floor that looks tired needs sanding. For hardwood floors finished with oil (one of the most common finish types in commercial settings), a professional deep clean followed by re-oiling can restore the floor's appearance, protection and feel to near-new condition without any of the disruption that sanding involves.
No dust. No heavy machinery. No extended drying time. And in most cases, the floor can be back in use the same day.
Quicksand Flooring offers a specialist machine cleaning service for oiled commercial floors using professional-grade Kärcher scrubbing equipment. It's one of the most efficient restoration options available for the right floor type, and a service we regularly recommend to commercial clients who call us expecting to need a full sand, only to find that cleaning is a faster and more cost-effective solution.

Before recommending cleaning over sanding, we assess the floor to confirm it's appropriate. The process works best on pre-oiled or site-oiled hardwood floors where the finish has degraded through footfall and cleaning rather than through physical surface damage. If the floor has deep scratches, staining that has penetrated the timber or significant localised damage, sanding will still be the right answer and we'll say so.
Our Kärcher scrubbing machine applies a specialist cleaning solution directly to the floor surface. The machine then scrubs away the old oil layer (along with the ingrained dirt, surface contamination and degraded finish), leaving the bare timber clean, open and ready to receive a fresh oil treatment.
The process is controlled and dry. No standing water is left on the floor, which is critical for hardwood. Our equipment eliminates the risk of swelling, raised grain or structural damage entirely.
Once the floor is clean and dry, fresh oil is applied to specification. We use professional-grade products matched to the original finish system where possible (Bona, Osmo, Loba and equivalents) to ensure adhesion, compatibility, and consistent appearance.
The result is a floor that looks freshly finished, is properly sealed, and is ready for use within hours.
For facilities managers and property owners, the practical advantages of professional cleaning over sanding are significant:
A clean and re-oil can often be completed overnight, with the floor back in operation the following morning.
Practical in environments where dust is unacceptable: food service, healthcare, schools during term time, retail.
For a floor in the right condition, cleaning and re-oiling costs considerably less than a full sand-and-refinish.
Regular cleaning maintains the finish, meaning the floor reaches the point of requiring sanding much later.
The machine-based process scales efficiently to corridors, open-plan offices, hotel lobbies and school halls.
Pre-oiled engineered floors are common in modern commercial fit-outs. A clean and re-oil restores warmth and appearance completely.
Lobbies, corridors, restaurant floors and bars. Overnight turnaround means work can be scheduled without closing rooms.
Term-time cleaning is practical in a way that sanding never is. Work during evenings or weekends without dust and disruption.
Clinical and care environments where dust is unacceptable and downtime must be minimal.
High-footfall environments where oil finishes wear quickly and regular maintenance is essential.
Gym floors endure heavy equipment, dropped weights and moisture from sweat. Regular deep-cleaning protects flooring and extends floor life.
For commercial clients, professional floor cleaning works best when it forms part of a structured maintenance programme rather than a reactive response to a floor that has deteriorated visibly.
We offer scheduled cleaning contracts that return to your premises at agreed intervals — typically annually or bi-annually depending on footfall — to clean and re-oil before significant degradation occurs.
This approach keeps the floor in consistently good condition, avoids the peaks and troughs of neglect followed by emergency restoration, and makes budgeting for floor maintenance straightforward and predictable.
Cleaning contracts can be combined with our wider maintenance programmes, which also include rotary screening and recoat, deep cleaning and buffing, and full sand-and-refinish when the floor eventually requires it.
If your oiled hardwood floor is looking flat, dull or worn, professional cleaning and re-oiling is likely the fastest and most cost-effective way to restore it. We'll assess it in person and tell you clearly whether cleaning is appropriate or whether the floor needs something more.
