The most common project type in period office buildings is restoration of original hardwood that has been neglected, painted over or covered. Beneath the surface, the floor is often in far better condition than it appears. We sand back the damaged layers, address any board-level repairs, fill gaps, and apply a commercially specified finish appropriate to the footfall and cleaning regime. The result is a floor that reads as new, at a fraction of the cost of replacement.
For new office fit-outs or refurbishments where hardwood is being specified for the first time, we supply and install solid, engineered and parquet hardwood in commercial formats. Every installation is carried out entirely by our own employed team, with full coordination alongside other trades. No subcontractors.
When an office is being rebranded or refurbished, the floor can be stained to integrate with the new interior scheme without replacement. We carry out on-site colour sampling before committing to the full application, so the result matches the design intent precisely.
Period office floors with board gaps are filled using dust-and-resin or sliver techniques, producing a continuous, seamless surface that is easier to clean, free of draughts and more comfortable underfoot.

For offices with vinyl, LVT or linoleum, common in larger commercial buildings, the Bona Resilient system restores worn resilient flooring to near-original condition without replacement. All work takes place outside normal business hours: evenings from approximately 6pm, weekends and bank holidays. We agree access windows with building management in advance and commit to them in writing.

Yes, in the vast majority of cases. For sanding projects, the floor is sanded and the first finish coats applied overnight, with subsequent coats applied on following evenings. Most commercial lacquer systems are dry to light foot traffic within two to four hours of the final coat. We programme the work so the floor is ready for normal use each morning. We're transparent about what's achievable within a given access window; if a project needs more time than overnight working allows, we discuss that at survey stage.
Our sanding equipment uses professional dust extraction that captures the vast majority of particles at source. Some residual fine dust is inevitable in adjacent areas, which we contain and clean up before leaving site. Waterborne finishes, which we use as standard on office projects, have low odour and are safe to be around once dry. Solvent-based products are available where specified but are rarely necessary.
Colour and tone matching between a restored section and an existing untreated section is one of the trickier aspects of floor restoration. We discuss this honestly during the survey - a full floor restoration always produces a more consistent result than a partial one. Where partial restoration is the only viable option, we advise on finish selection that minimises the visible difference.
